Anytime Fitness - New Southgate

The New Southgate site was a new-build, two-storey unit, partially beneath a residential block and part flat roof. The franchisee involved Concepts Group early to assist with mechanical design and ensure landlord approvals were in place ahead of lease signing. As part of a larger council-owned development, the site came with a range of technical and planning complexities that required detailed coordination and early-stage input.

The Challenge

Due to the building's location beneath residential apartments and ownership by the local council, the project required strict compliance with mechanical, acoustic, and local energy efficiency standards. A key requirement was connecting bathroom plumbing to the site’s district heating system, a non-standard request for gym builds. All MEP services, air conditioning, fresh air ventilation, and extraction, needed pre-lease approval, and coordination with multiple stakeholders, including the local authority, their utility partners, and project architects, was essential. The technical design had to align with both the Anytime Fitness brand guidelines and the broader requirements of the development scheme.

The Solution

Concepts Group developed a compliant mechanical solution in collaboration with the council, acousticians, and supply partners, ensuring approvals were secured before lease execution.

We then worked with the assigned architects to deliver a fit-out aligned with Anytime Fitness brand standards. The scope included screeding, raised floors, external glazing and doors, full MEP installation, partitions, ceilings, flooring, lighting, and decorative finishes culminating in bespoke joinery and signage to complete the site.
